Costa Blanca & Murcia Property is Booming – Official figures released earlier this year by the Spanish Notary Association have revealed that foreign buyers are back in their thousands, with just over 21% of all property transactions between January and June involving a foreigner. According to the data, the second quarter of the year was of particular importance given that foreigners accounted for just under 15% of the total sales, which was the second highest result in the series of records.
The Costa Blanca turned out to the most popular region with around 45% of total foreigner sales, and it was revealed that it’s the only province throughout the whole of Spain achieving over 40%. The Murcia province also proved popular gaining just over 23% of foreigner sales.
The Brits continued with their dominance of the foreign market with almost 2,000 sales in total between April and June, closely followed by Germans, French, Moroccans, Italians, Romanians, Belgians and the Dutch, plus there was significantly new interest from the Polish, Chinese, Swedes, Ukrainians and Irish.
In a series of further stats that have been released by the Spanish Real Estate Credit Union (UCI) and the Spanish International Realty Alliance (SIRA) have shown that 46% of all foreign buyers are non-residents with most buying a primary residence with the intention of moving abroad. 21% were buying for second home purposes & 11% were buying for investment. Apartments were the preferred choice, followed by villas and single-family homes. The most sought-after features included a proximity to amenities, green spaces and the coast. Surprisingly however, being close to the airport wasn’t considered a necessity.
The average price paid per foreigner was around €2095 per square meter, which is actually a 2% increase year on year, plus it’s the Swedes, Danes and Americans who spend the most on property. Swedish citizens paid an average of €3036 whilst Danish citizens had an average of €2930, both of which are record highs. They were closely followed by the US, Swiss, German and Norwegians. Despite the cost-of-living crisis, buyers from the UK paid an average of €2077 per square meter, which is an increase of 3.5% when compared with 2022.
