Updated for 2026 – Understanding property taxes in Murcia is an essential part of buying a home in Spain. While Murcia continues to offer excellent value compared to many other coastal regions, buyers should budget for more than just the purchase price. Depending on whether you buy a new build or resale property, you’ll pay different purchase taxes, along with legal fees, notary costs and Land Registry charges. Once you own the property, there are also annual taxes to consider. Planning for these costs from the outset makes the buying process smoother and helps you purchase with complete confidence.

Property Taxes in Murcia

Buying property in Murcia is an exciting milestone. Whether you’re searching for a holiday apartment overlooking the Mar Menor, a modern villa on a golf resort or a permanent home in the Spanish sunshine, understanding the costs involved is just as important as finding the right property.

If you’re at the start of your property search, our Murcia Property Buying Guide explains the buying process step by step. You may also find our Expert Tips for Buying Property in Murcia helpful, where we share practical advice based on years of helping international buyers purchase homes across the region.

One of the questions we’re asked most often at Simply Spanish Homes is:

“How much extra do I need to budget on top of the purchase price?”

The good news is that Spain’s property buying process is transparent, provided you understand the taxes and associated costs before you begin.

This guide explains the main property taxes in Murcia, the additional purchase costs to expect and the ongoing taxes you’ll pay as a property owner.

Understanding the Cost of Buying Property in Murcia

When buying property in Spain, the advertised price is only part of the overall cost.

In addition to the purchase price, buyers should budget for taxes, legal expenses and administrative fees associated with completing the purchase.

As a general guide, many buyers allow around 12–15% above the purchase price to comfortably cover these additional costs. The exact amount will depend on factors such as:

Whether you’re buying a new build or resale property.

The purchase price.

Whether you’re using a mortgage.

Your individual legal and financial circumstances.

Planning ahead helps ensure there are no unexpected surprises during the buying process.

What Property Taxes Will You Pay?

The taxes you’ll pay depend primarily on one important question:

Are you buying a resale property or a brand-new property?

Spain applies different purchase taxes to each.

The table below provides a simple comparison.

Resale Property

New Build Property

Property Transfer Tax (ITP)

VAT (IVA)

General Murcia rate: 8%

10% of the purchase price

No VAT payable

Plus Stamp Duty (AJD), generally 1.5% in Murcia

Paid by the buyer

Paid by the buyer

Understanding this distinction is one of the most important aspects of budgeting accurately when buying property in Murcia.

Buying a Resale Property

If you’re purchasing an existing property from a private seller, you’ll usually pay Property Transfer Tax, known in Spain as Impuesto sobre Transmisiones Patrimoniales (ITP).

In Murcia, the standard rate is currently 8% of the purchase price, although certain reduced rates may apply in specific circumstances.

This tax is paid by the buyer and forms one of the largest additional costs associated with purchasing a resale property.

Your solicitor will normally calculate the amount due and arrange payment as part of the completion process.

If you’d like to start searching for your ideal home we have a wide range of resale properties for sale in Murcia and Costa Blanca which includes apartments, villas and town-houses in prime locations.

Buying a New Build Property

Murcia has become one of Spain’s leading destinations for new-build homes, with modern villas and apartments proving particularly popular among international buyers.

Unlike resale properties, new builds are subject to VAT (IVA) rather than Property Transfer Tax.

For residential property, buyers generally pay:

10% IVA (VAT) on the purchase price.

1.5% AJD (Stamp Duty) in the Region of Murcia.

These taxes are usually settled during the completion process alongside the purchase.

Although new builds involve slightly different tax arrangements, many buyers appreciate the benefits they offer, including modern layouts, energy-efficient construction, developer warranties and lower maintenance requirements.

If you’d like to start searching for your ideal home we have a wide range of new build properties for sale in Murcia and Costa Blanca which includes apartments, villas and town-houses in prime locations.

Local Insight from Simply Spanish Homes

One of the biggest misconceptions we hear is that buyers assume every property in Spain is taxed in exactly the same way.

In reality, the taxes depend on the type of property you’re purchasing.

We’ve often spoken to buyers who initially believed a resale property would be cheaper, only to discover that a new build offered better long-term value thanks to modern construction, lower maintenance costs and energy efficiency.

That’s why we always recommend looking at the overall cost of ownership, rather than focusing solely on the purchase price.

Other Costs to Budget For

Property taxes in Murcia are only one part of the buying process.

There are several additional professional and administrative costs that buyers should include in their budget.

Independent Legal Fees

Using an independent solicitor who specialises in Spanish property law is strongly recommended.

Your lawyer will carry out legal checks, review contracts, verify ownership, ensure there are no outstanding debts attached to the property and guide you safely through the transaction.

Many solicitors charge either a fixed fee or a percentage of the purchase price.

Choosing an experienced lawyer provides valuable peace of mind, particularly for overseas buyers. You are of course welcome to use your own solicitor, or you can use a recommended solicitor such as Services and Solutions based in Santiago de la Ribera.

Notary Fees

Every property purchase in Spain is completed before a Notary.

The Notary is responsible for formally witnessing the signing of the title deed and ensuring the transaction complies with Spanish legal requirements.

Fees vary depending on the purchase price and complexity of the transaction but should always be factored into your budget.

Land Registry Fees

After completion, your ownership must be officially recorded with the Spanish Land Registry.

Registration protects your legal ownership and forms an important part of the purchasing process.

Like notary fees, the amount payable depends on the property’s value.

Mortgage Costs

Even though it’s not classed as one of the official ‘property taxes in Murcia’, if you’re financing your purchase with a Spanish mortgage, there may also be lender-related costs depending on your circumstances and mortgage product.

Your mortgage adviser and solicitor can explain these before you commit.

Home Insurance

Although not a tax, arranging suitable home insurance should form part of your financial planning.

If you’re buying with a mortgage, buildings insurance is often required by the lender.

Even for cash buyers, protecting your investment is highly recommended.

Don’t Focus Only on the Purchase Price

One of the easiest mistakes buyers can make is comparing properties based purely on asking price.

For example, a villa priced at €350,000 may initially appear more expensive than one listed at €330,000.

However, when you consider:

Property taxes in Murcia

Community fees

Energy efficiency

Future maintenance costs

Rental appeal

Long-term resale value

…the more expensive property may actually represent better overall value.

Taking a broader view almost always leads to better buying decisions.

Local Insight from Simply Spanish Homes

We’ve found that buyers who plan their budget carefully enjoy a much smoother purchase experience.

Knowing your full budget from the beginning means you can concentrate on choosing the right property instead of worrying about unexpected costs later.

It also allows you to move quickly when the right property becomes available, particularly important in Murcia’s increasingly competitive new-build market.

Why Understanding Property Taxes Matters

Buying property overseas naturally feels different from buying in your home country.

The terminology may be unfamiliar, the taxes have different names and the legal process isn’t identical.

Fortunately, none of this needs to be intimidating.

With the right estate agent, an experienced independent solicitor and good financial planning, buying property in Murcia is a straightforward process.

Understanding the taxes before you begin simply helps you buy with greater confidence and avoid unnecessary surprises.

Annual Property Tax (IBI)

Once you’ve purchased your property, you’ll become responsible for paying an annual local property tax known as IBI (Impuesto sobre Bienes Inmuebles).

If you’re familiar with Council Tax in the UK or property tax in other countries, IBI serves a similar purpose. The revenue helps fund local services such as road maintenance, street lighting, parks, waste collection and other municipal facilities.

Unlike purchase taxes, IBI is paid every year for as long as you own the property.

How is IBI calculated?

Rather than being based on the property’s market value, IBI is calculated using its cadastral value (valor catastral), which is an administrative value assigned by the Spanish authorities.

Because the cadastral value is usually lower than the market value, annual IBI bills are often lower than many overseas buyers expect.

The exact amount varies depending on the municipality and the property’s cadastral valuation.

Your solicitor or estate agent can usually provide an estimate before you complete your purchase.

Community Fees

Although community fees are not a tax, they’re an important ongoing cost that buyers should be aware of.

If you purchase an apartment, townhouse or property on a golf resort or within a managed community, you’ll usually contribute towards the maintenance of shared facilities.

These may include:

Communal swimming pools

Landscaped gardens

Lifts

Security or gated access

Roads and communal lighting

General maintenance of shared areas

Community fees vary significantly depending on the development and facilities provided, so it’s always worth checking these costs before making an offer.

Non-Resident Property Taxes

Many overseas buyers own a property in Murcia without becoming Spanish tax residents.

If you’re not tax resident in Spain, there may still be tax obligations associated with owning a Spanish property.

The rules differ depending on whether:

You use the property solely for yourself.

You rent the property out.

You become tax resident in Spain.

As tax legislation can change and individual circumstances vary, it’s always advisable to seek advice from an independent tax adviser who specialises in Spanish taxation.

This ensures you’re fully compliant while only paying what is legally required.

Renting Out Your Property

Many buyers purchase property in Murcia with the intention of generating rental income for part of the year.

If you rent out your property, the income generated may be subject to Spanish taxation.

Exactly how much tax is payable depends on several factors, including:

Your country of tax residence.

Whether you’re tax resident in Spain.

Applicable tax treaties.

Allowable expenses and deductions.

Current Spanish tax legislation.

Because every owner’s circumstances are different, professional tax advice is strongly recommended before offering your property for rental.

Proper planning from the outset can help ensure everything is managed correctly.

Taxes When Selling Your Property

If you decide to sell your property in the future, there may also be taxes to consider.

The two most common are:

Capital Gains Tax

If your property has increased in value since you purchased it, you may be liable for Capital Gains Tax on any profit made from the sale.

The amount payable depends on your individual tax circumstances, the gain made and the legislation in force at the time of the sale.

Plusvalía Municipal

Another tax that often arises during a sale is Plusvalía Municipal.

This is a local municipal tax relating to the increase in the value of the land during the period you owned the property.

The calculation is based on rules set by the local authority rather than the property’s sale price alone.

In most cases, responsibility for paying Plusvalía rests with the seller, although contractual arrangements may vary.

Your solicitor will explain exactly how this applies to your transaction.

Buyer Scenario: Purchasing a Holiday Home

Imagine you’re buying a modern villa in Murcia to enjoy with family while also using it for holidays throughout the year.

In addition to the purchase price, you’ll need to budget for:

Purchase taxes

Legal fees

Notary fees

Land Registry costs

Home insurance

Annual IBI

Community fees (where applicable)

Planning for these costs before you buy means there are no unexpected surprises after completion, allowing you to enjoy your new home from day one.

Local Insight from Simply Spanish Homes

One of the most reassuring moments for many of our clients is when they see all the costs clearly explained before making an offer.

Buying property abroad can initially seem complicated simply because the terminology is unfamiliar.

Once buyers understand what each tax and fee is for, the process usually feels far more straightforward.

Our role is to help clients understand the buying journey from start to finish, while working alongside experienced independent solicitors and financial professionals who can provide specialist legal and tax advice where required.

Planning Ahead Makes Buying Easier

Property taxes shouldn’t put you off buying in Murcia.

In fact, buyers are often pleasantly surprised by the overall affordability of the region compared with many other parts of Spain.

The key is preparation.

Understanding the likely taxes and associated costs before you begin your property search allows you to:

Set a realistic budget.

Compare properties accurately.

Avoid unexpected expenses.

Move forward with confidence.

As you are probably aware by now, one of the best, if not the best, businesses in Spain as of late is to rent out property, specifically as a holiday home (short-term). Property prices in Spain have picked up since 2018 and we are witnessing a 5% capital appreciation across the board.

In addition to this, rental yields have been growing year-on-year by two digits for three consecutive years! Spain now ranks as the world’s second tourist destination, only trailing behind the United States of America. The prospect of investing in Spain looks brighter than ever.

The union of both capital appreciation and soaring rental yields translates into properties offering landlords a combined yield of over 10% per annum. Spanish real estate is poised for combined two-digit gains over the next years easily beating alternative investments and paltry fixed returns in a context of historic ultra-low interest rates.

Now that we have made a case that buy-to-lets are indeed an excellent investment, we want to focus on the tax advantages open to non-resident landlords.

Tax deductions available for non-residents apply to both short-term rentals (holiday homes) and long-term rentals

Non-resident landlords can take advantage of huge tax breaks on their landlord tax bill.

The following requirements must be met:

Landlord is tax resident in the European Union or EEA(nationality is irrelevant).

The expenses you claim are in direct relation towards the upkeep of the property i.e. claiming travelling expenses would be excluded.

You have VAT invoices to back up your tax relief claim.

Non-residents in Spain (albeit EU-resident) may deduct the following expenses from their quarterly tax returns:

Interests arising from a mortgage loan to buy the property.

Local taxes and administrative charges and surcharges.

Expenses arising from formalising lease agreements.

Maintenance costs may be offset; refurbishment expenses and home improvements are excluded but may be claimed on selling the property.

Community of owners’ fees.

Home insurance premiums.

Property repairs: plumbing, roof retiling, painting, pool pump etc.

Utility invoices: electricity, water, gas, internet, and landline.

Cleaning.

Concierge, gardening, alarm & security services (i.e. in gated communities).

Lawyer’s fees are 100% tax-deductible when calculating and submitting your quarterly tax returns.

Property management fees.

Advertising invoices from holiday platforms, such as Rentalia:online/offline.

Marketing expenses.

Home depreciation and amortization.

Please be advised that to take advantage to the fullest of the above-listed tax allowances, you will need to contract a law firm specialised in non-resident taxation, such as Larraín Nesbitt Lawyers, who have clients that reduce their tax bills by 70% or more every tax quarter on renting out in Spain. Contact Us

Many people have doubts about the taxes they will have to pay when buying or selling a home in Spain. This article seeks to explain the resident and non-resident tax on the purchase and sale of property in a simple way. With the help of economist and tax advisor José Miguel Golpe Saavedra. We’ll look at the capital gains tax and other taxes. That must be pay to the Spanish State, Autonomous Communities or Municipalities.

When buying a home in Spain, all natural persons must pay the following taxes:

VAT: This tax has to be pay by anyone who buys a newly built home in Spain. Generally speaking, a home is considers to be a new build when it is sold directly by the property developer. With some exceptions such as when the property has been rents. The amount of VAT will be calculates as 10% of the sale value. The final closing price, as it appears in the title deed.

ITP (Property Transfer Tax): The ITP is Appling to properties to which VAT doesn’t apply. Which basically means that it is pay by those who buy a second hand/using home or. When after the construction or rehabilitation of the property, a person other than the developer sells the property. In this case, the ITP must be pay in the Autonomous Community in which the property is located. The percentage to be appling to the final price varies by Autonomous Community and the taxpayer’s personal situation.

Anyone who owns property in Spain will have to pay the following annual taxes:

IBI (Tax on Real Estate Assets): This is a tax that must be pay by all individuals and legal entities. That own property on 1st January of the corresponding year. It is a municipal tax that must be pay to the Town Hall (Ayuntamiento) where the property is located. The amount of the IBI to be pay is calculates based on the cadastral value of the property. Which means the percentage the amount of tax you have to pay will be different depending on. The place where the property is locates and the personal situation of the property owner.

IRPF (Personal Income Tax): When an individual who is a resident for tax purposes in Spain (normally, when he or she resides in Spain for more than 183 days) is the owner of a property. He or she is obliging to declare this in their IRPF Income Tax Returns.

If it is your habitual residence, there is no tax to be pay.

If the property is empty and it is not the taxpayer’s main residence, an imputation of income is appling, the value of which will depend on the cadastral value of the property and when the last time the cadastral value was updates.

If the property is rents, the income obtaines and the expenses incurres must be taxes according to the yields of real estate capital.

If you decide to sell your home, you will have to determine whether you have made a gain or loss in equity. If you have obtained a material profit, this is your habitual residence and you reinvest that money, or part of it, in the purchase of a new primary residence, you will be able to apply the tax exemption for reinvestment in a main residence (provided that you meet the legally established requirements).

IRNR (Non-residents’ Income Tax): When a person who is not a tax resident in Spain is the owner of a home there. They must also pay their taxes by submitting the corresponding forms individually or through a property manager or other representative in Spain. An individual who is not a tax resident in Spain will pay 19% or 24% (depending on where he or she resides) on the income they obtain from renting their property in Spain. However, if the holder is resident in the EU, Iceland or Norway, a deduction of the taxes for the expenses pertaining to the property may be appling.

When selling property in Spain, there is one crucial tax that both residents and non-residents should be aware of:

Plusvalía (Capital gains tax): When a property is sold, there is an obligation to pay. The “Plusvalía” for the increase in the value of the property. It is a tax that will be pay to the local authorities by the person who sells a property. At present in Spain, this is a very controversial tax because. There have been cases where it has been levied even. When the owner obtains losses from the sale of their property.
